Leasing and Applications

Each person age 18 or older who will live in the apartment must submit an application and meet our criteria. All applicants must provide a valid government-issued photo ID and undergo standard background screening, including credit, criminal, and rental history checks. Applicants must collectively have verifiable gross income of at least 2.7x the monthly rent and cannot exceed 80% of the Area Median Income (AMI). Click here to view full application criteria.

Yes, if the applicants’ combined income does not meet the required 2.7x the monthly rent, a guarantor may be used to cover the portion that is not met. The guarantor must have verifiable income sufficient to cover the shortfall.

Credit is one factor of our screening process. Applicants may be approved with an additional deposit based on screening results. 

Yes. The Lease Agreement requires residents to maintain at least $100,000 in liability insurance to cover any accidental damage they may cause to the property. This is satisfied though the Property Damage Liability Waiver program which residents are automatically enrolled at move in. Residents who choose to opt-out of this program must provide a qualifying HO4 renter’s insurance policy.

12-month leases are required under the income-based program.

Most applications are approved within 2-3 business days after your full documentation submission. 

The following occupancy standards apply based on two persons per bedroom, plus one per apartment:

  • Studio: 2 Persons (if between 250-350 sq ft) or 3 Persons (if above 350 sq ft)
  • One Bedroom or One Bedroom with Den: 3 Persons
  • Two Bedroom or Two Bedroom with Den: 5 Persons

Maintenance and Resident Services

Submit 24/7 via the resident portal. For emergencies after hours, our on-call maintenance team is available. 

Routine requests are typically resolved within 1 to 2 business days. Emergency requests are handled when received.

Yes, we offer complimentary surface lot parking on a first-come, first-serve basis as well as reserved parking for an additional fee of $75 per space, per month.

The Piedmont Raleigh is conveniently near I-540 and US-70, providing easy access to downtown Raleigh, RTP, RDU Airport, and surrounding Triangle suburbs. Public transit options are limited; a personal vehicle is recommended. 

No, private garages are not available, however we do offer reserved surface lot parking for a fee of $75 per month per car. 

Yes, we offer onsite storage for an additional monthly fee of $40 - $100 depending on size of unit. 

Pet Policy

Yes! We welcome cats and dogs and are proud to offer pet-friendly apartments with amenities like a dog park and washing station. We welcome up to two pets per apartment. 

Most breeds are welcome. Contact the office for details on any restrictions.

  • Pet Fee: $350 for 1 pet, $450 for 2
  • Pet Rent: $25 per pet per month (up to two pets)

Residents can enjoy our dog park and washing station, making it convenient for you and your pets to enjoy the community. 

Rent, Fees, and Payment

Rent includes access to all community amenities, including the pool, fitness center, clubhouse, game room, and dog park. Utilities such as water, sewer, electricity, and internet are the resident’s responsibility. 

Additional charges may include Trash & Recycling, Door-to-Door Trash Pickup, Pest Control, and Community Fees.

Only the non-refundable application fee of $75 per applicant is due at the time of application. The administrative fee ($200 per apartment) and security deposit are collected once the application is approved. 

The security deposit is due at approval and is a one-time payment of $1,000.


Rent, security deposits, and any additional fees can be paid conveniently online via our resident portal by ACH or credit card. Residents may schedule one-time or recurring payments. Choosing to pay with a credit card may result in a card processing fee.

Utilities

No. There is no gas service for the apartment homes. 

Residents are responsible for water and sewer service. The community receives a bill from the provider and allocates the expense based on sub-metered usage.
You will receive a monthly email with the amount due on the 1st of the following month, and this charge is paid with your regular rental amount. Please refer to your Utility and Services Addendum for more information. 

Eligibility

Qualifying Standards: Applicants must collectively have verifiable gross income in an amount not less than 2.7 times the monthly payment obligation.
